Private lending for contractors

Hard Money Loans for Contractors in DC, Maryland & Northern Virginia

WCLD provides private hard money loans for contractors and real estate investors buying, rehabbing, and reselling properties across the DMV. If you’re a contractor ready to stop working other people’s flips and fund your own, WCLD can structure the capital you need.

Why contractors make strong borrowers

Contractors who decide to invest in their own projects have a real edge: they know renovation costs better than anyone. No relying on third-party estimates — you already know what it costs to redo a kitchen, replace a roof, or remodel a bathroom. That knowledge lowers project risk and makes for a stronger loan.

WCLD works with contractors ready to take the next step — from doing the work for someone else’s project to owning the whole thing. If you have renovation experience, know the DMV markets, and are looking for capital for your first or next flip, WCLD wants to hear your deal.

What WCLD looks for in a strong deal

A strong deal has a reasonable purchase price, a realistic rehab budget, an ARV (after-repair value) backed by recent comparable sales, and a clear exit plan — selling the finished property. WCLD reviews every deal individually. There’s no rigid formula: what matters is that the numbers make sense.

Projects we fund

  • Single-family fix-and-flip
  • Townhouse rehab
  • Small multifamily (2–4 units)
  • Spec / investor construction
  • Properties in DC, Maryland, and Northern Virginia

Projects we usually avoid

  • Condos and mixed-use properties
  • Large commercial projects
  • Rural or low-demand markets
  • Churches, farms, and heavy industrial
  • Borrowers with unresolved bankruptcy

How the process works

1. Call first

The first step is always a call. Tell us about the property: address, purchase price, rehab budget, estimated after-repair value (ARV), and your exit plan. In most cases we can give you a preliminary answer on that same call.

2. We review the deal

WCLD reviews the property as collateral, purchase price, ARV, rehab budget, your experience, your liquidity, and the exit strategy. If the deal makes sense, we move quickly.

3. We close fast

Once the loan is approved and title is clear, WCLD can typically close in 3 to 4 business days. Rehab draws are funded within 48 hours after WCLD inspection.

4. Complete the project and sell

You complete the renovation and bring the property to market. WCLD is your financial partner throughout the process.

Frequently asked questions

Do I need perfect credit to qualify?

No. WCLD is a private lender — not a bank. We review the deal, the property as collateral, and your experience, not just your credit score. A solid deal with strong numbers can qualify even if your credit history is imperfect.

How long does it take to close a WCLD loan?

When title is clean and the deal is properly documented, WCLD can close in 3 to 4 business days after approval. Speed depends on title documentation and having your project details ready.

Is WCLD a broker or a direct lender?

WCLD is a direct local lender — we fund the loan ourselves, we don’t place it with another lender.

What areas of the DMV does WCLD lend in?

WCLD funds projects throughout the DMV area: Northern Virginia (Fairfax, Arlington, Alexandria, McLean, Vienna, Prince William, Loudoun), Washington DC, and Maryland (Montgomery County, Prince George’s County). If you have a property in the DMV, reach out to discuss the deal.
